What’s the hardest part about purchasing a new home in Sunterra? Waiting for it to be built. How long will it take from start to finish? That depends on many factors, but here’s what you can expect so you can plan your move.
Setting the Foundation
Once you sign the paperwork, your builder can start laying the foundation. At this time, you will probably meet your construction manager who can answer any questions. It usually takes two to four weeks to pour and cure the concrete.
Time to Frame
Framing involves constructing the frame of the house, including walls, roof and floors. Doors and windows will also be installed. The process takes anywhere from four to eight weeks depending on the availability of materials and the weather. Your construction manager will let you know if there are any delays.
Getting Your Utilities Ready
Once your house is framed, it will take another two to four weeks to rough in the electrical wiring, plumbing pipes and HVAC ductwork. Your home will be inspected several times during this process to make sure everything is up to code and safe for your family.
Insulation and Drywall
Now it’s time for your house to look like, well, a house. Your builder will install insulation in walls, ceilings and floors. Drywall will be hung, and finishes applied. This takes two to four weeks.
Now for the Fun Part
Remember your visit to the design center? Now it’s time to install all of your selections, including flooring, trim, cabinets, countertops and fixtures. Your home will be painted, as well. This takes a little longer — usually four to eight weeks. Some builders will allow you to tour your new home at this point.
Curb Appeal
Over the next two to four weeks, your builder will create that all-important curb appeal by applying siding, roofing and exterior trim. Your driveway will be installed, and grass, trees and bushes planted.
Final Inspections
Your home will be inspected several times once the building process is complete. You will also be able to do a final walkthrough and discuss any issues you see with your builder. Inspections usually take anywhere from one to two weeks.
When to Call the Moving Truck
Coordinate with your builder to get an accurate estimate of when the construction will be finished and when you can expect to take possession of the house. Once you have that information, you can schedule the moving truck and prepare for your new life in your new Sunterra home.
