Sunterra Remains the Top-Selling Master-Planned Community in Texas

Posted on Monday, August 4, 2025

The list of this year’s top-selling master-planned communities is out, and once again, Sunterra finds itself the top-selling master-planned community in Texas.

With 543 new-home sales during the first six months of 2025, Our booming Katy community also remains No. 4 in the nation, a ranking Sunterra also earned for 2024 home sales. In fact, Sunterra has been Texas’ top-selling community and ranked among the nation’s top five for more than two years.

Here’s what makes Sunterra so appealing to home buyers:

Amazing Amenities

Our amenity list has appealed to home buyers from the very beginning — with The Sol Club topping the list. Anchored by a 2.7-acre crystal clear lagoon, The Sol Club is residents’ daily vacay where they can wade turquoise waters and play along the sandy shore. When not lounging by the water, Sunterra residents can play on the covered pickleball courts, challenge neighbors to a friendly game of horseshoes and take the kids to Central Park and the Corner Park Playground. Like any good resort, The Sol Club also has well-appointed indoor spaces, including a 10,000-square-foot clubhouse.

Sunterra’s amenity list doesn’t end there. Residents also can access to a second amenity village — The Retreat. This inviting space offers more warm-weather fun, with a resort-style pool, lazy river and splash pad. A second community clubhouse provides residents a place to stay in shape, with a well-equipped fitness center and yoga studio. Outside is an open-air arcade and large playground.

Ribbons of trails wind through the community connecting homes to amenities.

A Katy Location

The Katy area is one of the Houston area’s most coveted addresses, and given the community’s best-selling ranking, Sunterra in Katy is an obvious favorite. That’s because Sunterra is just north of Interstate 10, making a commute to the Energy Corridor an easy drive. Regional destinations like Katy Mills Mall are nearby, and Typhoon Texas is close enough that you’ll practically wear out a season pass. Playing miniature golf or basketball at one of Katy’s most popular parks — Mary Jo Peckham Park — is just down the road. Even more, the Grand Parkway can take you to other great destinations around Houston.

A+ Schools

Parents love Katy ISD — and for good reason. Not only is the acclaimed school district ranked No. 1 in the Houston area, it’s considered No. 7 out of the Texas’ 883 school districts, according to Niche.com. The website gives Katy ISD an all-around A+, with teachers, administration, college prep, and clubs and activities also earning that top grade.

Sunterra is also served by Royal ISD, a growing school district lauded for its commitment to instructional excellence. Royal ISD boasts big-district programs — a superior Career & Technical Education, a dedicated STEM program with a Project Lead the Way Designated School recognition, a dual two-way language program, and Gifted & Talented services to name a few — that are applied with small-district attention in which every child is well known by teachers and staff.

Katy ISD schools serving Sunterra for the 2024-25 school year include Robertson Elementary, McElwain Elementary, Hasket Junior High, Paetow High School and Katy High School. The Royal ISD schools serving Sunterra during the 2024-25 school year include Royal Eary Childhood, Royal Elementary, Royal STEM Academy, Royal Junior High and Royal High School. Both school districts are slated to open a new elementary school in Sunterra this August.
